Approximately 262± acres are mapped within riparian management areas and/or high landslide hazard locations, which materially limit timber-harvest and road-development opportunities in those areas. These protected and constrained portions contribute to the property’s mature forest character, stream habitat, privacy, and long-term conservation and recreational value.

Mill Creek flows through approximately one-half mile of the property, accompanied by a broad network of smaller drainages. ODF mapping identifies approximately 8 perennial and 25 seasonal streams within the property. Elevations range from 30 to 1,300 feet, with terrain varying from level and gently sloping ground to moderate and steep coastal hillsides.

Four separate access points connect the property to Highway 34, including three gated entrances. The property contains more than 3.5± miles of rocked internal roads and 1.5± miles of dirt roads, providing access through much of the ownership. Most entrances and portions of the road system have become overgrown and will require brushing before they are fully drivable again, and some sections may benefit from additional rock.

This is exceptional recreational ground with abundant wildlife and year-round opportunities to explore, hike, hunt, forage, and enjoy the forest. Wildlife commonly found on and around the property includes elk, deer, black bear, bobcat, cougar, grouse, and numerous other coastal species. Seasonal mushrooms, berries, and edible greens add to the property’s natural appeal.

Despite its private and secluded setting, the property is conveniently located approximately 10 minutes from Waldport, 25 miles from Newport, 53 miles from Corvallis, and about one hour from Philomath.

The property is subject to multiple recorded water, pipeline, access, road, and utility easements, including water sources and infrastructure serving surrounding properties. Current use, condition, exact location, and maintenance responsibility for all water facilities have not been independently verified. Complete title and water-right documentation is available for buyer review.

The property is zoned T-C, Timber Conservation, in Lincoln County. Based on the overall acreage and tax-lot configuration, potential may exist for more than one dwelling through Lincoln County’s large-tract or other forest-dwelling approval provisions, subject to obtaining County approval.
