N Fork Siuslaw RD 2100, Florence, OR 97439
Truly one of a kind! This ~65 acres is surrounded by Forest Service on all sides & accessed by half a mile of abandoned Forest Service Road that is gated at the county road frontage off of North Fork Siuslaw Rd. It doesn't get more secluded & private than this! The closest residential neighbor is just over 1 mile away to the west. There are thousands of acres of Forest Service to the north.
McLeod Creek runs through the property with ~3,696 feet of creek frontage. According to ODF&W McLeod is one of the most pristine clear creeks along the entire Oregon Coast Range! Coho Salmon spawn in the creek during the fall/winter & steelhead spawn fall through spring. The creek is also home to coastal cutthroat trout, pacific lamprey, freshwater clams & crawdads. There are multiple swimming holes & small waterfalls along with a couple of larger waterfalls on Forest Service land visible from the road headed into the property.
Every March a herd of 14+ elk make their way up McLeod & forage throughout this property spending lots of time in the two meadows. Blacktail deer also visit throughout the year along with cougar & fox. The resident wildlife seen often on trail cameras include black bear, bobcats, racoons, mountain beavers, rabbits, hawks, ducks, grouse & owls. Most of the property on the north side of McLeod Creek was logged around 1952. Since then, smaller patches of timber have been harvested throughout the property, last time being ~1994. Most of the timber is from natural regeneration of red alder ~50 to 70 years old, mature big leaf maple, Douglas-fir ranging from 30-100 years & some scattered western red cedar.
The F1 zoning doesn't allow residential use of the property. It's a great recreation property with timber investment benefit. This property is not financeable. Seller will not carry financing. Showings are only available to financially qualified cash Buyers. A Landowner must be present for all showings. Property is owned by both Listing Brokers.
