The property was logged around 1995 and replanted with Douglas-fir that is now approximately 27 years old. Could be harvested within 8 years depending on the growth and log markets, but ideally, you’d wait until around 45+ years old in 18 years. The soils consist of mostly Preacher-Bohannon-Slickrock complex & Nestucca silt loam with an average site index of 135. Great tree growing ground! There are some older conifer and hardwood trees in the riparian management area along the streams and river that cannot be commercially harvested.

There is a little less than one mile of river frontage along with ~168' of Bernhardt Creek frontage and multiple streams, perennial and seasonal. You can fish for salmon (August to December) and steelhead (January to March & August to December) in the river along with trout year-round. Steelhead spawn in the creek and you can watch the Coho salmon swim by as they head further up Bernhardt Creek to spawn. Of course, there's plenty of other wildlife to enjoy like elk, black bear, and deer, along with the occasional seal bobbing along the river.
